§ 01 · HOW REFI UNDERWRITING FINDS IT

Three checkpoints during the refi pipeline.

Aluminum wiring doesn't usually surface at refi application — it shows up later in the pipeline, after rate-lock, at a point when there's pressure to close on the lock window. Here's where it actually gets caught.

Appraiser flags during inspection

The refi appraiser opens a panel cover, spots solid aluminum branch wiring, and notes it in the appraisal report. Standard appraiser practice on any pre-1974 home in the region.

Underwriter conditions the loan

The lender's underwriter sees the appraisal note and adds a condition: "Provide PE-sealed certification of aluminum-wiring remediation prior to clear-to-close."

Refi pipelines move faster when the engineering cert lands in the underwriter's queue without being relayed by the borrower. We've cleared refis on lock-window deadlines by routing cert PDFs directly to named loan processors.

§ 04 · FAQ · REFINANCE

Questions specific to refi pipelines.

Yes, almost always. Typical refi turnaround on a 12-day lock window: Day 1 order, Days 2–3 electrician install, Day 4 our field visit, Days 5–6 sealed cert delivered to underwriter, Day 7 underwriter clears the condition. That leaves 5 days of buffer on a 12-day lock.

For locks under 10 days, switch to 48-hour rush. Under 5 days, call us directly — we've delivered same-week certs on emergency rate-locks.

Almost never. The cert clears the loan condition without requiring a re-appraisal in 95%+ of cases. The underwriter typically accepts the PE-sealed cert as supplementary to the existing appraisal rather than triggering a re-appraisal cycle.

If a re-appraisal is needed (rare, usually only on conservative portfolio lenders), the appraiser uses our cert as the basis for clearing the wiring callout on the second visit.

One cert clears both. The FHA underwriting review and the MIP review share the same engineering documentation — we don't issue separate certs for separate reviews. The cert's cover sheet references HUD 4000.1 explicitly, which is what the MIP reviewer is looking for.

You can place the order before the install — we'll quote and schedule against your install timeline — but the field inspection happens after the install. The cert documents the completed remediation, so the install has to be in place before we visit.

If you don't have an electrician lined up, we can refer one in the STL metro area.

Not for the engineering cert itself. The cert is the same regardless of LTV — the underwriter's risk-tolerance on the refi is independent of the wiring documentation. Higher-LTV refis sometimes get stricter document scrutiny, but the cert format we deliver passes that scrutiny.
